Wells Fargo trimmed Apple Hospitality REIT's price target by a dollar, which barely registers as news. What registers is a Q4 earnings miss where actual EPS came in at less than half the consensus estimate, inside a portfolio of 217 hotels that posted negative RevPAR growth for the full year.
Hilton is teasing new lifestyle and midscale brands to fill "white space" in its portfolio, but the real question isn't whether the gap exists on a PowerPoint slide... it's whether owners can actually deliver another brand promise with the staff they can't find.
US RevPAR is slipping, and Choice is pointing overseas. But global expansion doesn't fix what's breaking at home — it just moves the denominator.
